Ken Mistler set to purchase 10th building downtown -- former South Beach location

Ken Mislter, who currently owns 9 buildings in Downtown Batavia by his count, has reached a purchase agreement for the former South Beach Restaurant location.

The deal will close May 1. Mistler said the building will be immediately available to a lessee looking to open a restaurant.  It's turnkey ready, Mislter said.

"The guy (Alex Giuliani) left the salt and the pepper," Mistler said, explaining how the restaurant is ready to open now.

Alex and Barbara left the location in pristine condition, other sources tell me.

The asking price for the building was $425,000. Mistler said he paid something less than that, but won't disclose the price until after it becomes public record. Separately, he also bought all the equipment.
 

Alex and Barbara Giuliani closed the restaurant unexpectedly three months ago, and the abrupt closure was controversial.

Congrats Ken, on The Coffee Shop, The Gym, and SouthBeach!!! WE NEED MORE INVESTERS LIKE YOU, to make Batavia Ny a better place to live and do business in. Main St's gonna SHINE.....

Just because he purchased the building does not mean a restaurant will open. We'd all like to see it happen, but we are not out of the water yet with this economy.

Hey maybe he could get the same deal as Mancuso and let the government pay to finish tearing main street down.

We definately need another restaurant. I guess the big deal is the occupancy of some building on main st period. Whats up with the old jubilee/Latinas ?

I am happy about the purchase. Ken told me a month ago what he was doing when I was at the gym. How about a DiscoTech, or Upscale NightClub,{No Resturant} with Healthy appetizers, such as Oysters, Clams, Relish trays with vegis, fresh fruit ect. Tropical drink creations, Mohitos, Bloody Marys, Daquiris, Cozmos, or a Martini Bar. Unigue Beer Selections. A State of the Art Dance Floor & DJ, A Piano. Call it "EXCAPE" Niteclub. Thats what I would do it if it was me.. Who knows what will become of the building. Ken is a smart, calm, quiet, sitback and observe kinda guy. He wont jump into anything, without alot of investigating. He also doesnt need $$$$ from the overwelmed taxpayer to purchase or improve any of his property's... Congrats Ken

I sure hope they fill up some of those buildings he owns..Whats up the Carrs building.he seems to be doing something over there..I see he only is assessed for $40000 on that building..Hard to believe a building that big in the center of the City is only assessed for so little..Plus he only paid $10000 for it..

Hey Buddy!! Thanks, don't mention it. I'll have a juice instead,or one of those Power shakes, healthy. Coffee is good too though. LOL

Hey Mark, You are right we did pay 10k for the former carrs building. I also spent 214k on the Jackson street facade of carrs, spending an extra 22k on replacing the exact amount of windows when I could have gotten away with only half the amount trying only to restore the building to its original look. Oh yeah the 87k on the back facade to keep the building from further falling down. Lets not forget the three new roofs. (58k) perhaps the removal of the old store fronts and carrs sign is not as noticeable as the new doors, glass, sandstone facade.(42k) I removed 16-- 40 yd dumpsters of unwanted items the non for profits and city of batavia left behind. The water damage from the broken pipes was estimated to have done 150k worth of damage since it took out the elevator,drywall, tile damage. I spent 20k on fixing the sprinklers and 15k on new HVAC. I will not mention the 60k on the apartments to bring life to downtown living. Your right Mark I paid to much for this building.Mark since you have so much time to look at what this building is assessed for perhaps you should use that effort in something a little more constructive. Ken - it certainly sounds like you've put a ton of money into this building. Any hints about what the future might hold for it? I'd love to see a good clothing store downtown again.

I offered old navy 4 yrs free rent on a 7 year lease.. after 4 attempts they finally replied.. They are not currently seeking any type of retail location in your(our) demographics. Now I will look towards entertainment.
